In 2020 in the large municipalities, Milan in the lead, there was a sharp decline in home sales, while the municipalities of the hinterland held up much better. Surely one of the reasons behind this phenomenon (which could only be conjunctural) was the massive use of smart working which reduced commuting. If a good web connection is enough to work, the appeal of the city is greatly reduced. An interesting analysis of the Immobiliare.it portal analyzes the costs of a three-room apartment in municipalities between 30 and 60 minutes from Milan, setting a price limit of approximately 150 thousand euros. A sum with which in Milan three used rooms can be bought only in some suburban areas. We also add that it is 150 thousand euros, assuming the possession of 30 thousand euros in cash, it is possible to take out a fixed mortgage at 20 years by paying a monthly installment of about 500 euros, much lower than the cost of a rent. And with a 30-year loan, the installment drops to about 350 euros per month.
But let’s see the data from Immobiliare.it. The most expensive town is Sesto San Giovanni, thirty minutes from Milan where about 157 thousand euros are needed; 150 thousand euros are used in San Giuliano, while San Donato does not appear in the ranking because it is obviously more expensive. Still 150 thousand euros are enough for Cinisello Balsamo while in the two capital cities closest to Milan, namely Lodi and Monza, drops to 12e and 128 thousand euros respectively; Finally, 141 thousand euros are used in Saronno, where Trenord is basically like an underground line. 45 minutes from the regional capital Busto Arsizio which has two railway lines with frequent runs to Milan, it allows you to spend just over 100 thousand euros; 122 thousand are needed in Legnano, 132 thousand in Lissone. Finally, 60 minutes from Milan, Pavia requires a price of about 146 thousand euros but a Borghetto Lodigiano only 83 thousand are enough.
The Immobiliare.it analysis considers the three-room apartment as we have seen but experience shows that it often goes out of town if it just can look for an independent house. Naturally, the cost of transport should also be included in the calculation of the economic convenience of the operation. If you work in two in Milan and have two children who attend high school in the capital, it does not mean that being out of the city is a great economic deal.
