After a complex 2020 for the real estate sector, the first four months of 2021 were marked by positive changes in sales prices per square meter of properties in the three main Italian areas, perhaps a sign of the beginning of a recovery in the real estate of the peninsula. This is stated in the Maiora Solution report, based on the data of thirty Italian cities detected with the Epona system.
From the beginning of 2021, in particular, different levels of sale price per square meter were recorded for the buildings in the cities in the 3 geographical areas considered: Northern, Central and Southern Italy.
- The Northern Italy records the best performance with + 32% from the beginning of the year and an average selling price per square meter of just over 3,000 euros;
- More stable trend for the prices of the cities of the Center of Italy, which at the end of the period recorded a positive variation equal to + 7% with an average price per square meter as at 30 April of just under 3,000 euros;
- Very positive performance also for the cities of Southern Italy with an increase in the last four months of 17% and an average price level per square meter of about 1900 euros, about 40% lower than in the two previous areas.
Real estate price trend in northern Italy
The cities in northern Italy that in the first four months of 2021 recorded the best performances in terms of price changes per square meter are Bologna (29% increase in civil property prices) e Milano (with a positive change in prices per square meter at the end of April equal to + 6%). The cities that have seen their property prices fall more markedly are Verona (negative performance equal to -9%), Venezia (similar situation with a decline of -7%) e Aosta (which saw a 7% reduction in the sale price of city properties).
Real estate prices in central Italy
The cities that in the first quarter of 2021 recorded the best performances in terms of price variation per square meter are Ancona (with an increase of + 3%) e Roma (prices per square meter that reach a positive variation of 2%, compared to the beginning of 2021). The city with the least positive performance is instead Florence (-5%).
Real estate prices in southern Italy
In Southern Italy they are Power (10% increase) e Naples (prices per square meter increased by 6%) to record better performances, while the sales prices per square meter of the properties of Bari (sale prices of properties reduced by 12%) e Catanzaro (sale prices of real estate reduced by 4%) have fallen more.
