According to theMonthly observatory from Immobiliare.it, edited by Immobiliare Insights, the trend identified the previous month also continues for the month of October and which saw the regions of the Northern Italy – with an average of the asking prices of houses for sale slightly increasing – compared to South and at Islands – areas where values show a decline.
More specifically, the average of the prices requested by those who put their home on the market in Northwest and of 2,132 euros per square meter, growing by 0,4% compared to September 2021 and even the 4,9% compared to the same period of 2020. Positive values also for North-eastt, in which they are required on average 2,008 euros per square meter, a figure that marks an increase in 0,4% on a monthly basis and del 2,8% every year.
The values for the Center, that with 2,348 euros per square meter required on average to buy a house, records a decrease in 0,1% compared to September 2021 (but -1.2% if we compare the values with those of the same period in 2020).
The worst performances, as mentioned, continue to be those of South and of Islands. In the first case, the average request of 1.517 euro per square meter makes one lose 0,3% on a monthly basis, and a -2,7% compared to October 2020. A decline that becomes even greater in the case of Islands: -1.1% compared to September e -3,9% on an annual basis, for an average request that stops at 1,305 euros per square meter.
A look at the major provinces
Before going into more detail on the trend in the average price requested for houses for sale in the major provinces, the October Observatory also highlights how the average value per square meter in cities with more than 250 thousand inhabitants is 3,073 euros (-0.3% compared to the previous month); while in centers with less than 250 thousand inhabitants the threshold stops at 1,734 euros per square meter (-0.1% on a monthly basis).
Below, however, the average prices requested for homes and their variations on a monthly and annual basis for 20 major provinces (excluding the values of the chief town which are separated).
